Trends:
After 15 years of growth, the Austin market has transitioned into a new phase of the real estate cycle as the market absorbs the abundance of new product. While this influx caused a spike in office and residential vacancies, it also opened the door for more eclectic tenant usage. Property owners offer more concessions for residential tenants and office owners become more incentivized to fill vacant spaces. We anticipate new construction projects to remain stagnant for the foreseeable future, which will allow the market time to come back into balance with supply and demand.
