Fall 2024 Development Pipeline Takeaways

  • 11 projects totaling approximately 3.85 million square feet were delivered to the market in 2023.
  • As of October 2024, the DAA has tracked five properties that have delivered to the market, totaling approximately 1.1 million sq. ft.
  • There are currently 14 projects under construction, totaling approximately 7.1 million square feet.
  • While new development activity this year has remained stagnant, there is anticipation that 2025 will see a reversal of course and spur new life into new construction.
  • Data from Placer.ai shows that downtown visitor activity has reached 95% of pre-pandemic levels. The general acceptance of the hybrid work model has forced developers to rethink bringing new office space to the market, with some projects transitioning to hotel and residential use. We anticipate this trend to continue throughout 2024 and into 2025.
