We want to make sure it remains open for business throughout this coming phase of extensive infrastructure construction and accessible to all. We can’t rely on the old playbook — we must lean into the innovation that is the ethos of the Austin community.
Downtown Austin’s next phase of evolution has begun. How do we grow in such a manner that 50, 60 or 100 years down the line, future generations will see we did it right? “The Time Is Now” is a mandate for us to act with a sense of urgency for the future of Downtown Austin.

Downtown Development
The downtown development pipeline has contracted over the past three years, a trend expected to persist through 2026. This deceleration is constructive, providing the market with time to absorb recently delivered projects and stabilize occupancy. Despite this pullback, there are still developments underway, with expected deliveries through 2027 in residential, hotel and mixed-use categories.
Here are a few key highlights on Downtown Austin’s development from 2025 – 2026:
- 8 projects totaling 3.94 million square feet were delivered in 2025.
- Downtown has 6 projects totaling 2.94 million square feet under construction.
- There are 695 hotel rooms under construction, with another 1,818 hotel rooms planned and proposed.
- 111,829 out-of-market visitors visited Downtown Austin daily in 2025, contributing to the $3.1 billion in direct earnings from Austin tourism in 2025.
- The condo market added 550 units since 2024, representing a 14% increase in inventory.
