Breaking ground marks the start of construction on many of downtown’s major capital improvement projects, envisioning a downtown that will benefit future generations of Austinites for decades to come. Though the development market is breaking stride, it’s giving our downtown a healthy slowdown to absorb all of its recently completed projects. Downtown is breaking barriers when it comes to keeping downtown clean, safe and focused on placemaking to make downtown as welcoming as possible. And through breaking bread, partners are coming together to create cultural districts and enhance the downtown experience, paying homage to the past and looking forward to downtown’s future.

Downtown Development
The downtown development pipeline is smaller but sustainable. This slowdown allows the market to absorb its recently built projects, ensuring buildings are fully utilized and contributing to the vibrancy of Downtown Austin. Despite the slowdown, there is still a healthy pipeline of well-financed projects, with those under construction representing an even balance of office, residential and mixed-use buildings.
Here are a few key highlights on Downtown Austin’s development from 2024 – 2025:
- 5 projects totaling 1.1 million square feet were delivered in 2024.
- Downtown has 13 projects totaling 6.6 million square feet under construction.
- There are 890 hotel rooms under construction, with another 2,470 hotel rooms planned and proposed.
- 40.2 million out-of-market visitors visited Downtown Austin in 2024, contributing to the $3 billion in direct earnings from Austin tourism in 2024.
- Condo units were on the market for 123 days on average in 2024, representing a shift to a buyer’s market.
